To Whom it May Concern,

                In 2009 the housing market was taking a hit and Corey and I needed to sell our house. We had heard about Amy Tavio a realtor from South Florida, who had recently moved to Richmond Hill, Georgia.  She was ready to start marketing in the area and we were willing to give her a try. This was a great decision. Amy was very proactive. She made suggestions that would help sale our house and even helped us with those suggestions. She painted our mailbox, arranged for contractors to repair items in need, kept flyers in our tube, held open houses, used all her resources to promote our house, and most importantly made sure we understood all paperwork. Our house was on the market for less than 60 days and sold to the first person who looked at it. Our house was priced right and looked great.

                Shortly after the sale it was time to find the perfect new house in the area. Once again Amy lived up to our expectations. She printed out flyers and made arrangements to view several homes in the area. Corey and I found the house we wanted and took Amy’s advice on how to make an offer. Since this house was in foreclosure there were 6 offers and we got it. Amy walked us through the paperwork up front and was able to tell us exactly how much money was needed. Thanks to Amy we did not have any surprises at the closing table.  Since the house had been empty for sometime several minor repairs were needed.  Amy was able to get a contractor out quickly, which was willing to work within our budget. Once again we got a house for a good price that met all our expectations thanks to Amy.

                After only living in our new house for a year Corey got a job transfer out of state. It was now 2011 and the housing market was struggling. I contacted Amy and she immediately got the ball rolling. Since we were relocating Amy had to work with our corporate relocation manager and get our house sold in less than 90 days. This meant triple the paperwork and time for her. She took it on and never complained. Amy had always been a great realtor and friend, but this time her true dedication for her job shined. We had to move and leave our furnished house behind. Amy took care of our house like it was hers. She even secured our house when the threat of tropical weather arose. She promoted our house in every way possible and it payed off. We got a buyer in less than 90 days.

                Corey and I are so glad we were willing to give Amy Tavio a try in 2009. She sold two houses for us and helped us find one. Amy is an honest hardworking realtor, who is dedicated to her job and clients. I would recommend her to anyone buying or selling.  She is great!

 When my husband and I were getting ready to sell our house, we wanted to be smart.  We  were going to interview at least 3 Realtors, we had a list of interview questions to ask, and we had done extensive research on what we needed to do to get our house in tip top shape.  Basically, we were going to be much more prepared than we were when we bought our house, as first time homebuyers, and felt a little lost, in large part to not having a Realtor that we really clicked with. 

Amy Tavio with Keller Williams was the first Realtor whom we interviewed when we were getting ready to list our home, and as soon as she left, my husband and I looked at each other and agreed that she was it, and decided to cancel our other interviews.  We were immediately put at ease with her.  She came well prepared and spent at least an hour discussing how she planned to sell our home.  She had the perfect combination of no nonsense and empathy.  She understood that we might need a little hand holding.  She had an answer for each and every question that we asked her.  She was invested in selling our house and we felt like it would be just as important to her as it was to us.

Amy came through on each and everything that she said that she would do, from having professional photos of our home taken, to putting up her signature sign, to putting up our listing on additional websites that we asked her to, to following up on each and every viewing that we had, to answering all of my frantic texts.  She was present and engaged in each step.

She sold our home in 37 days, for near asking price, in a tough market. 

I’m very grateful that this process of selling our home was has been as painless as it has been, and much of that is due to Amy. If you are looking for an Realtor who will give it her all, we very highly recommend Amy Tavio.

The Aronson's

Our story began before the rash of hurricanes soured the market in South Florida. My wife found a home that we simply had to have. We made the offer, and agreed to the speedy closing with the assurance from our agent that our house would sell before the 30 days. Needless to say, it didn’t. First we heard excuses about the hurricanes, and then it was that the market had turned. Eventually his contract expired and he wouldn't relist but would be willing to bring clients to us at a reduced fee… We never saw him again.

Our second agent asked us to lower our price and increase his commission without much in the way of explanation. He suggested we offer incentives to the buyers and their agents, and that we should take every scrap of furniture out of the house. We left the house bare. His four months went by with little activity and less encouragement. We tried the Buy Owner for a while, and quickly discovered that only the signs in the median – constantly being picked up – were getting us traffic. Newspaper ads only brought realtors who wanted to list us.

Eventually, I responded to one of Amy’s courtesy flyers. I called Amy, and though she was on vacation, she took the call and scheduled a proper appointment. I was jaded having gone through two realtors and the Buy Owner route without success, but I was also tired of carrying two mortgages.

When my wife and I met with Amy, she brought a detailed portfolio and explained in detail why we were overpricing ourselves right out of the market. She kept her commission low, and told us to drop all of the “incentives” for the buyers. She assured us that if we priced our house correctly, we’d get all the traffic and then the house would sell. Then she staged the house. She brought in kitchen decor, bathroom towels, planted in the front, and made the place look more like a home. In effect, she did the opposite of what agent 1 and 2 suggested.

Almost immediately, we had foot traffic; more showings each week. She followed up with each and every showing and called us a few days later with an update. There was the engineer that thought that static electric shock when he walked across the carpet meant there was a problem with the electrical, and the man who offered us $100,000 less than our asking price. We laughed, countered, and soon received a real offer.

Amy walked us through the closing, making certain that every “i” was dotted and “t” was crossed. Their title company made multiple errors, and Amy caught each of them, and stayed with us until the papers were all signed. She even suggested things I hadn’t thought of, like calling my old homeowner’s insurance company to cancel the policy and get a refund of the balance. She made certain we got everything we could.

In addition to all this, she put up with my constant questions, my wife's need for reassurance. She kept us aware, honestly, of what was going on, telling us truths we didn’t want to hear, as well as those we did. And one last thing, I remember, her reviews read like poetry. Our previous agents wrote the facts. Amy, wrote creative non-fiction. It was like reading the opening page of a good novel. She painted a picture using only words then added so many pictures there wasn’t any doubt as to the quality as to what she offered.

This woman is the whole package, greater than competent, easy to talk to, and honest in all of our dealings. I recommend her wholeheartedly, and the next time I move, she’ll be hearing from me first, not third.

Dear Amy,

            Two months have passed since you closed the sale of our Boynton home, so this letter of thanks is way overdue. For that, I apologize. However, during that period of time, the gratitude we feel as a result of all you did has not diminished. In fact, as more and more reports come in from South Florida’s real estate market, we realized that you did more for us than any other agent could have.

            No one can believe that you took down wallpaper, painted rooms, installed new plumbing handles and kitchen cabinet handles, spent hours putting up heavy aluminum hurricane shutters…the list goes on and on. You arranged to have new carpeting installed when you saw buyers’ reactions to our old carpet. Many agents just sit around and wait to see if a house needs to be shown and maybe sold. You, on the other hand, were continuously proactive, which is why we had a closing in a down market.

            Most importantly to us though, was your personal attention to the market, our info tube, your constant contact with us as out of state sellers, and of course your good advice. When our buyer made an absurd offer and we wanted to throw rocks at him, you kept us calm and allowed us to finally settle on a price which was roughly above what we would have gotten in 2005 even though nearby houses were selling at 2004 prices. Then you had to endure one of the most trying closings of all times, all the while keeping the positive feedback coming to us.

            We also thank you for steering us towards the home equity line of credit in early 2005 which allowed us to fund our home here in paradise, Western North Carolina.

            Well, my limited use of the English language is running out of superlatives although you deserve more. It goes without saying, we are eternally grateful for your job well done!!
